It is a fact, that Galaxy Blue Sapphire Plaza is a prime location commercial property investment project, but in this prime location, there are more than 15 mega commercial property investment projects are also exists within a radius of 500-meter such as Gaur City Center, Gaur City Mall, ATS Kabana High, Galaxy Diamond Plaza, Boulevard Walk Mall, AIMS Central Plaza, Gaur World Street, Mahagun Marina Walk, IDI London Mart, Apex Square, PKS Town Central, Ufairia Mall, Saya South-X, NX-One, Ocean Golden-i, etc.
There is a big gap in demand and supply, the supply is very high in comparison to demand. All the above said commercial projects are creating an investment competition at this location. So in the future investors can face very tuff competition in leasing and selling their retail shops and office spaces in all the above commercial projects. And can face more critical conditions in the future. So while investing in all the above-said projects, choose the project which gives possession first.
The Maximum Mall or Mall-type properties are not the good and safe investment options in the Ghaziabad, Noida, and Greater Noida area. The maximum investors who invested in Mall type properties are in 99% loss.

These retail shops look like high street retail shops. So we advise investment of ground floor commercial retail shops will give excellent returns after possession of the project. if the builder completes this project in the set time frame.
These days Developer of Galaxy Blue Sapphire Plaza, offering many attractive schemes to customers to invest in this property, like the 12% assured return, lease guaranty, and other greedy payment plans.
That builder/project who offers this kind of investment offers is not in the category of secure investment, as our experience most assured return properties are the investment of loss.

Can’t Understand the logic behind 50-Screen/Multiplex for an under developing locality. While if I compare this location to Indirapuram, where only three malls and approx 12-screens. While the Indirapuram is a high-density population area.
There is no planning or re-planning for commercial development in this location of Noida Extension (Greater Noida West) area by the Uttar Pradesh government or can say that the failure of the government. Actually, It seems like a pre-planned loot of our hard-earned money in the name of investment and growth.

The Galaxy blue Sapphire plaza Overpriced…..and location is more a headache…entire greater noida west is highly dense area
and not all of them will stop over at the small roundabout, Kishan Chowk (which are TOTALLY expected to be encroached by autos, buses, illegal taxis) in near future and at present also.
Builder is making a complete fool of buyers…STAY AWAY…Not worth more than 12k-13k per sq ft all inclusive
this project have approx 50% loading.
construction is also very slow, I think this builder hardly complete this project.
This builder investing our hard earned money to advertise/marketing this project instead of fast construction… It may be possible that this builder run away

We booked a shop on lower ground floor. Got a call from builder saying he resold the shop to us it was already sold to someone previously, Giving us option to switch to another option he will try to fetch from remaining inventory. I’m in great doubts if he’s trying to cheat us or trying to move us to another location or even if he’s truthful. I’m in delimma weather or not should i withdraw my money from this project or shall I explore more choices as I don’t know the future of this project even after being claimed as one of the Prime location projects. Any advice are appreciated

I think the location of your earlier shop is better, now the greedy builder is planning to give it to someone else, or there may be some other confusion.
