The Ocean Golden-i commercial property investment project (office space & retail shops) is situated on the Noida Greater Noida link road, Tech-Zone-4 Greater Noida West. It’s a 2-side open corner property. The project has a wide frontage.

The Ocean Golden-I is very well connected to the main points of Noida, Ghaziabad, and Greater Noida. The project is just a 10-minute drive from sector 120, 121, 74,  75, 76, 77, 78 & sector 79 of Central Noida. Knowledge Park-5 of Greater Noida & NH-24 Highway is also at a 10-minute drive from this project. Which makes Ocean Golden-I an easily approachable location commercial project.

All the investment’s better growth depends on timely possession. And maximum Noida Extension Builders are well known for delaying possession. Delay possession kills the growth of our investments.  Maximum commercial projects of Noida Extension are already delayed for more than 4-5 years.  And in this consideration, over advice for investors, choose the project/developer which has the best track record of possession.

At present, there are a few occupied residential societies that are adjoined to Ocean Golden-i such as Ace Aspire and Amrapali Leisure Valley. Can say that the Ocean Golden i is located in a low-density population area of Noida Extension and low density is good for the living but not for commercial property investment.

The Ocean Golden i is right in the middle of an over-supplied commercial projects/properties location. There are more than 15-mega commercial projects are under construction within a radius of 500-meter, adjoined to Ocean Golden i. . Which are creating a tense investment competition.

There is a big gap in demand and supply. The supply is very high in comparison to demand. All the above said commercial properties/projects are creating an investment competition at this location. So the investors can face very tuff competition in leasing and selling their retail shops and office spaces at this location. So invest carefully.

The Sarvottam Golden-i commercial property investment project was launched in the year 2016-2017 and the possession date was set for the year December -2018. But the Sarvottam group failed to do so. Now, the developers/management of this commercial project has been changed. And the name is also changed from Sarvottam Golden-i to Ocean Golden-i.

  3. There is a big gep in demand and supply, in whole noida extension this kind of mall and office space type projects/properties are everywhere,

    mean to say that supply of IT-OFFICE space and mall types properties are too much, so as I think investment in this kind of properties is not a wise decision.

    And I also agree with that in Ghaziabad noida and greater noida area mail type properties are investment of loose but as I thought this property golden I commercial is better than other mall type projects of noida extension (greater noida west)

      price is also resonable in both project, both project are very near to kishan chowk, but in both projects construction work is very very slow. so both project can be delayed more than 5 years

    There are many doubts regarding construction, possession date,assured return, map approvals , project delay etc.

    I rectify all your doubts here:

    Construction : It has already started ( Pics are available on demand)

    Possession Date: 48 Months From the map Approval date.

    Map Approved date is 16/06/2017

    Assured Return: There is no assured Return

    and It’s not a mall type of property. It’s Heigh street Retail Market, like – connaught Place.
