The Supertech e-Square is situated on the service road of sector 96 Noida. The project is exactly located on the service road of Noida Greater Noida Expressway.

Prominent institutions & schools are in close proximity such as Amity University, Amity School, Model National Institute of Education, Asian Business School, Lotus Valley International School, Genesis Global School, etc.  Overall, Supertech E-Square is inapproachable location commercial property.

Fact Check
There are several important factors, by which the Supertech E-Square does not get success, let us check a few points.

  1. Delay Possession:- The project was started in the year somewhere in 2011-2012, and the possession date was set for the year 2015-2016, but the project was completed in the year July-2020. Which was a major delay.
  2. If this project were to be delivered on time, then it can be performed very well, because on those times there were no major commercial projects on the Noida Greater Noida Expressway.
  3. Unimpressive Layout:- The layout design of the retail spaces is not very impressive.  Only some front-facing shops of the ground floor are properly visible.
  4. Unimpressive Location:  At present, there is no residential population near this project and without the residential population, there is no means of commercial property investment.
  5. Maximum retail shops of Supertech e-Square are completely sold out by the developer. Actually, the Malls which are up for sale get defective. Only those Malls are working fine which has at least 75% stake for lease otherwise all other Mall type properties are the investment of 99% loss. Only a few Malls are running fine in Noida & Ghaziabad area such as Shipra Mall, DLF Mall Of India & GIP, etc. And all the above-said Malls has more than 75% stake for lease only.

    Please guide me the future of lockable space in E Square at Noida Express way. I have 1 office space for 666 sq FT (Super Area) at 11th Floor facing Highway.
