I have seen very rarely that a project like Cyberthum is so widely advertised. Nothing new as concepts like yatch. Venice mall on greater Noida has water yacht service but it has failed to take off.

But adding so many entertainment facilities will also lead to higher CAM charges which you should also have highlighted. You have also not highlighted the vacancy risk to the investor as this is an upcoming location. If property remains vacant it may lead to a substantial cost to the investors. The project size is huge the market condition is still not apt to absorb the quantum (the built-up area is large). You have also not highlighted who will occupy the space particularly the office area when so much inventor is available in NOIDA itself. So I think one must consider vacancy risk before buying any office space in NOIDA extension. Retail (shops) may be a good investment but not office as per the prevailing market conditions.

How can you say there is nothing on ground. I have visited their projects such as Alphathum. The towers A B C superstructures are complete and one of my friends is purchasing for possession in 3-4 months.

Somehow the project is not funded by Bhutani Group parent company there is a Software Services company “A L SOFTWEB PRIVATE LIMITED” with PAID up capital of only 1 lacs which is doing all this business. Any one has any comments on this? this looks too risky to me.

i book 3 unit with my two other firends, bhutani cancel the booking still facing issue to get refund since 1 year
very bad service, very upset,now no one responding

Not giving refund since last year. Only giving excuses and extending the dates. Will not recommend anyone to invest there.
