The Artha Mart retail shops are a part of IT-ITes commercial property investment project Artha SEZ (Trustone City) It is located on the Noida Greater Noida link road, Tech-Zone-4 Noida Extension (Greater Noida West). It’s a 4-side open corner property. The project has a wide frontage.

The Artha SEZ (Trustone City) is right in the middle of an approach full location of Greater Noida West. The project is just 5 to 15 minutes distance from several important connecting points of Greater Noida West such as Gaur Chowk, Sector 121 Noida, NH-9 ( previously known as NH-24 Highway) Ghaziabad & Knowledge Park-5.

The project is on the way to the Metro rail route and properly connecting with transportation facilities. Overall  Artha Mart is an approach full location retail commercial project.

The Techzone-4 of Noida Extension (Greater Noida West) has oversupplied commercial property investment projects. This location of Techzone-4 has already crossed the limit of commercial property investment projects. Actually, at present, there is no need for any new commercial projects at this location.

Actually, at a distance of 100-meter to 400-meter along with Artha Mart,  there are more than 3-mega commercial projects are exist (Ready to move & under construction) such as  Ocean Golden-i, Bhutani Grandthum, and NX-One, and several other society shops, etc.

There is a very big gap in demand and supply. The supply is very high in comparison to demand. All the above said commercial property investment projects are creating investment competition at this location. So in the future investors may face very tuff competition in leasing and selling their retail shops and office spaces, studio apartments, serviced apartments in all the above said commercial projects.

As we analyze that the Artha Mart, retail shops have a loading of more than 50%, it means a small shop of around 326 sq ft, may end only 162.9 sq ft carpet area. Retails shops front (width) is also small.

Apart from the front-facing lower ground floor and upper ground floor retail shops, the layout design of the rest of the project is not very impressive.
