Fact Check | Drawbacks
The IVY County has approx 550 flats on 5-Acre land which is very congested. In fact, in a small residential society more flats disturb residents living. Leaving in congestion attracts several mental illnesses. There are several high-rise residential societies around this residential project, which blocks its view.

If we talk about the park facing flats of this project, there is no mean of the park facing units beyond the 10 floors in a small 5-acre residential society.

10-Acre Factor
According to a survey conducted by CPR, the residential projects which are less than 10-Acre area are not as successful, as above 10-Acre residential projects.

A less than or up to 5-acre or less than the 10-acre residential project has not enough space for all the facilities which are required for high-end urban living and public attraction. let’s check the facts by a table:-

It is probably not the right choice of investment for those who are looking for ROI in the next year or so. There may not be a real appreciation of value for resale in the next couple of years.  Because of a huge unsold residential flats inventory available in several ready to move and under-construction projects of sector 75, 76, 77, 78, 79 of Noida.

The prices won’t very much like at least for a couple of years because of the huge unsold residential flat/ property available in Central Noida. The construction and possession of this project depend on the sale of shops/space so the project may be the delay.
