At present time the Noida Greater Noida Expressway have oversupplied IT-Office Space commercial projects/properties. This location already crosses the limit of IT-Office-Space type commercial property investment projects. Actually, at this location, there is no need for any new commercial property investment projects at this time.
At this location, there are more than 12 ready-to-move and under construction IT-OFFICE-SPACE type commercial projects within a radius of One-two Kilometer, such as Bhutani Cyberthum, CRC The Flagship, Fairfox EON, M3M The Cullinan, Bhutani Alphathum, Splendor Onyx Blue, Orion One32, Logix Technova, Saya Status, Urbtech Trade Centre, GYGY Mentis, Assotech Business Cresterra, etc.
There is a very big gap in demand and supply. The supply is very high in comparison to demand. All the above said commercial property investment projects are creating investment competition at this location. So in the future and present investors may face very tough competition in leasing and selling their retail shops and office spaces, in all the above-mentioned commercial projects.
If we look at the data of last 10 years, the booking price of office space at this location was Rs ₹5,000/- to ₹7,000/- per square foot, and today the highest resale price for ready to move office space is only ₹6,500/- to ₹7,000/-per square foot, and ONE FNG office space booking price is starts from ₹10K Per sq ft. What is happening now, is that the developers are not giving any chance to the investors to earn.
The commercial project which is bigger and will give possession first in this location of sector 142 of Noida Expressway can give better returns in compression of other commercial property investment projects of this location. Our Investment better growth depends on the possession first. So it is better to invest in advanced stage under construction commercial projects or ready-to-move commercial property investment projects.
In summary, while the Noida Expressway may offer opportunities for IT commercial projects, success depends on understanding the market, economic conditions, infrastructure, and other relevant factors. For a small investor, it’s better to go for small residential societies/sector markets of Noida Expressway and visible/pickup roads facing ground floor retail commercial shops.
If anyone wants to invest in this location of Noida Expressway commercial properties we advise prefer advanced stage construction projects or ready-to-move projects. We strongly advise avoiding soft launch/pre-launch/new launch/primary stage under-construction projects of this location completely.
The commercial project which will give possession first at this location of Noida Expressway can give better returns in compression of other commercial projects of this location. Our investment’s better growth depends on possession first.
A point to be noted is that according to our experience that investment in any retail commercial shop/project should be done only when its external structure is visible. Only just looking at the map or in the soft launch or pre-launch stage of any retail commercial project and investing in may be very risky
It is probably not the right choice of investment for those who are looking for ROI in the next year or so. There may not be a real appreciation of value for resale in the next couple of years.
